Our deck inspections are not SB 326 compliant, but rather preventive inspections of the waterproof membranes as required by membrane manufacturers. These inspections focus on ensuring the waterproof membrane is operating as intended and not allowing water to reach the interior wood components which can lead to catastrophic deck failure.
Our deferred maintenance inspections are not just a best practice inspection, they’re designed to satisfy the requirements found in most CC&Rs. The inspection report provides information to properly plan and budget maintenance for the following year.
Prior to seasonal or monsoonal rains, we highly recommend all communities conduct a drainage inspection to ensure all drainage devices in the community are functioning properly. This inspection will investigate any low areas that may result in ponding water issues, will check to ensure drainage grates are intact and clean, and all catch basins, swales, terrace drains, etc. are clean and free of visible blockages. This inspection does not include subsurface drain lines or stormwater BMP devices. If any areas are suspect, we recommend a camera inspection of all subsurface drain lines.
Our goal is to assist the HOA in determining if the areas and Improvements are ready for turnover acceptance. One of our experienced, professional inspectors will attend the turnover walk, inspect the areas and improvements for which the HOA will hold maintenance responsibility, and provide a punch list of the components needing correction (if any).
The punch list will identify any components that have been incorrectly installed, improperly finished, not finished at all, or installed in such a way that it will cost the HOA more money to maintain than necessary. Our inspections are limited to fit and finish issues and exclude systems testing, roofing, and landscaping.

Playground inspections are completed by one of our CPSI (Certified Playground Safety Inspector). We recommend having playgrounds inspected at least annually. Not only does that ensure the safety of our children, but an annual inspection demonstrates that the board is being diligent in preventing an accident. Playground safety is a national standard, and our inspections and reports satisfy state or local requirements.
Our stormwater inspections are designed to ensure your stormwater systems are functioning properly and operating at maximum efficiency, keeping you compliant with federal, state, and local requirements, and allowing you to catch issues early and reduce costly repairs, fines, or citations.
Our thermal imaging inspections help identify possible water intrusion issues and/or electrical overload issues. Our inspectors use infrared cameras to measure the surface temperatures, alerting you to areas that deviate from the norm and need further investigation.
